Value packed new home offers in Brighton

THE release of new housing blocks in the Brighton Municipality is providing an unprecedented opportunity for families to secure an affordable home.

As well as affordable home and land packages offered through the Brighton Industrial and Housing Corporation (BIHC), Council-owned home sites are being sold through real estate agents 4one4 Real Estate and LJ Hooker. See page 4 in this edition for more details.Until the end of this year, first home-buyers purchasing a home through BIHC’s affordable housing development are eligible for a $30,000 cash grant. BIHC is developing up to up to 400 house and land packages for new affordable homes in Bridgewater, Gagebrook and Herdsmans Cove, being built on large parcels of previously under-used Council and Government-owned land.

The new homes provide exceptional value, built by a selection of the best builders in southern Tasmania to meet or exceed the latest energy ratings and building standards. Buyers are able to choose their builder and select from a variety of modern designs.

The Brighton Industrial and Housing Corporation initiative has been developed by Brighton Council and is aimed at significantly increasing private home ownership in the local community. Already the program has delivered nine new homes to families, many of whom are now paying less in monthly mortgage repayments than they were previously paying in rent.

Land and package deals are still available and the $30,000 government first home-builders grant is available until the end of 2014. BIHC is about to release 22 newly developed blocks for sale in Paice and Hurst Steets, Bridgewater. These newly created lots are flat and in close proximity to Bridgewater’s shopping, schools and health services.

Brighton Mayor Tony Foster said under the BIHC affordable housing program it was possible for people to be in their new homes in a matter of months, with weekly payments of just $290.

“With house and land packages available from as little as $220,000, the grant could amount to well over 10 percent of the total purchase price,” Cr Foster said.

“As well, the running costs of a new home compared to some homes in the area that are 20 to 30 years and older is significant. Better insulation and design and new energy efficient appliances results in much lower power bills.”

4one4 Real Estate and LJ Hooker have home sites for sale in Bridgewater and Old Beach and interest is expected to be high.

Mayor Foster said Brighton Council had seen strong growth in the number of building approvals this year compared to last year, with new work opportunities in the area opening up at the Transport Hub and other initiatives.

“Brighton is poised for significant growth with encouraging development and employment prospects and the provision of affordable housing nearby is an important part of our strategy,” he said.

“Historically, most workers from Brighton have had to leave the municipal area for their jobs. With emerging job opportunities in Brighton as a result of the Transport Hub and the Industrial Estate, this provides a great opportunity for people to live in a great location close to their employment,” Cr Foster said.
